An Introduction to modular homes.
** ATTENTION DEVELOPERS**
A MODULAR BUILD HOME is a sectional structure built offsite, transported where required and securely connected together to create a finished build.
It is a cost-effective, sustainable, and energy-efficient housing solution. Modular build homes are supplied fully fitted out with all the fixed FF&E you would expect in a traditional “new build” house.
The units come with a cold-rolled steel floor cartridge with all required insulation and water protection. As the delivery, installation, and “zipping up” (closing all the gaps once the units are fixed together) are included within the price.
The end-user simply has to complete are the strip footings and sleeper walls to accommodate the siting of the unit.
Modular homes will be compliant with Building Control and come with a 12-year warranty. The end-user takes the prepared paperwork (through Assent Building Control) and files for finalised Building Control sign-off (this is funded by our Modular build supplier), however, the final sign-off can not be achieved until the Building is sited. From this, the supplier then provides a 12-year Warranty.
To assist matters, our supplier has reputable groundworkers whom we have engaged with in the past to undertake all sub-structure works.
As a guide (based on a typical 3 bed 800sf two-story property), the end-user would incur:
- 28LM of excavation for footings;
- Excavation – Labour & Plant – £3,000.00;
- Concrete – £500.00;
- Disposal of excavated material – £250.00 (grab wagon cost);
- Sleeper walls 32LM @ 600mm (typical) – £1,200.00
- Total – £4,950.00***
*** These are typical costs, if the ground is exceptionally poor, then there would always be further costs even associated with a traditional build. ***
The end-user would then have costs associated with a perimeter fence, soft landscaping, and a driveway, dependant upon the size of the plot, allowing circa £3.5 to £4k.
As with any new build, all statutory application (water, gas, electricity, and communications) costs would need to be quoted by the relevant authority.
